County approves Three-Lakes zoning amendments

HOT SULPHUR SPRINGS — After listening to public comment, county commissioners decided to hold off on two planning and zoning amendments to the Three Lakes area.
The commissioners approved the bulk of the amendments during their regular meeting on Tuesday, Jan 21, but saved proposals on outbuildings and solar panels in the Three Lakes Design Review area for further discussion in February.
A proposed amendment allowed for solar panels in the Three Lakes District, but required them to be non-reflective. Commissioners held off on approving the solar panel amendment because of public concern over the costs of non-reflective panels. Another proposed amendment would have removed limits on outbuildings in the Three Lakes area. Current regulations limit the number to two per each single-family residence, not exceeding 400 feet. Public comment voiced concerns over neighboring lots becoming unsightly with an unlimited number of temporary buildings. Although discussions on the proposed amendments were put off for a later date, they could still be approved.
Approved planning and zoning amendments in the Three Lakes District included small changes to roofing, exposed facades and sidings, lighting, and fences. It removed agricultural and landscaping regulations, after finding no record that properties in the area had been subject to those requirements in the past.
